This is why you want an agent who is experienced when it comes to working with investors if you are looking to purchase let’s say a house to flip or a rental property for cash flow. How do you find them? Easy, here is how….
Check Sold Listings in Your Target Market
Search the sold inventory in your local market for the type of property you are looking to buy. Take note of all of the agents who have been on the buyer side and listing side of those tranactions. Do you notice some of the same names popping up again and again? Those are the names you want to take with you to our next step because those are agents who may be the most qualified to represent you in your endeavor to buy or sell an investment property.
Search the Agents on Zillow
In order to get a concise list of the homes the “qualified” agents have sold, Zillow is typically the best place to find this info. Search for their agent profile on Zillow and right on their profile page should be a list of the homes they have sold and their active listings. It is pretty simple, you want an agent to has direct experience working the same transaction you are looking to purchase or sell. Some people do not put a value on having an experienced agent on their side and that never made much sense to me. For most people this is the biggest purchase or sale of your life, you want quality people on your team. From here I would take it one step further…..
See if the Agents are on Biggerpockets
If you don’t know what BP is, then you probably haven’t been searching real estate related topics on the internet very long. It is the most heavily trafficked real estate site on the web and has forums and blogs dedicated to the topic of real estate investing. With that said, if the agents who passed the first two steps of your search are also active on BP then in my opinion that gives them even more credibility as an investor friendly agent. I would not cross anyone off your list that isn’t active on the forums, but it is definitely a plus if they do. From searching their contributions to the forums you may even find out that the agent you are considering has investing experience of their own which can only help you if they have the vantage point from being on both sides of the table.
